Seattle-area buyers who purchased near the market peak are increasingly selling at a loss as listings rise and prices soften. Northwest MLS data in August show King County with about 7,703 active listings, fewer closed sales, and a median price dip from $875,000 to $845,000, with around 4.3 months of inventory. Despite losses for some, the broader market remains volatile, as the typical Seattle-area home sold in Q1 2026 for about $284,450 above its prior purchase, suggesting buyers may gain leverage but sellers under financial pressure may not be able to wait out the market.
