The 21st Century ROAD to Housing Act cleared Congress with broad bipartisan support and became law at midnight after President Trump declined to sign, branding the measure a “big yawn” and urging passage of the competing SAVE America Act. Since non‑vetoed bills become law after 10 days, it automatically took effect. The bill aims to boost housing supply and lower costs by cutting red tape—such as removing the steel chassis requirement for mobile homes—and by creating a $200 million Innovation Fund over seven years plus $50 million in provisional grants to speed pro-housing designs. Analysts warn affordability improvements will take years even with the new law, and while it addresses supply, it won’t cure the housing crisis overnight.
