Manhattan Rent Surge Outpacing the Nation Amid Tight Supply
Manhattan led U.S. markets with the strongest rent growth in June, as asking rents rose 5.6% year over year to $5,651 while occupancy remained above 98% (98.2% at stabilized properties). The supply squeeze persists: only 0.2% of Manhattan’s multifamily units delivered in H1 2026, with 18,805 units under construction, and a large 44,000-unit pipeline in planning. Investment sales for H1 reached $582 million, though price per unit fell about 35% to roughly $270,864 as buyers tilt toward lower‑cost, rent-stabilized assets. If supply stays tight, rents may continue to climb into 2027, but a softer local labor market (unemployment around 5.3%) adds risk to demand.
